This is the first time in 2 years that I have opened up my consulting/coaching program.  It will be limited to no more than 10 clients.

 

This is really for first time developers or newer real estate developers who are looking for support on your next project.

Who am I able to help?
You likely have a site (land) and the some (or all) of the money to develop.  But you're worried about making a mistake.
I tell developers, there are no such things as $1,000 mistakes in real estate development... When you screw up, the mistakes will typical cost you $10,000- $500,000 (depending on the size of your project).
To be clear, when we work together, I am not doing the work for you.  (I am developing 100-200 townhouses/year for myself, so I have my own problems I need to solve).
You will be executing the development.  I am there to give you best practices and to lean on my 15+ years of doing more than $100M in developments.
I will only share what is working and has worked for me.  It will then be up to you do determine, based on your situation what you'd like to do (if anything).
For developers in Calgary and surrounding area - I'm an owner of a construction company (*Kalamoir Construction) where we build 400+ townhouses (along with some commercial and multifamily).  If you want construction help, this is outside of the consulting, but a service we offer if it's a right fit.
In full transparency, if you're new to developing real estate the best way to learn is through the "Apprentice" model.  You learn by doing.  I understand that's not always possible, as it can take years and requires a full time effort to work under someone who is willing to teach you.
The 2nd best option, is to have someone who can guide you.  I was fortunate and did apprentice under someone and my mentors had more than 1B in experience.
This is why I'm open to helping new developers who are serious and see the value in having someone support them along their journey.  I've seen too many new developers lose millions because they didn't have access to someone who could share lessons learned.
The last and least effective way - is to do it yourself and learn as you go.   It can be done, and people do it every day.  Often learning expensive lessons along the way.

1. You will send me a short email with the following:
i) what you're trying to achieve (your goal)
ii) where you're at now (do you have the money, property already).
iii) tell me what you're struggling with and last,
iv) what is the win for you?
2. After I read your email (please keep to less than 300 words) - I will let you know if I can help or not.  I am not taking on calls where I don't believe I can help you.
3. If I think I can help and you still want to have the call - you'll be sent the link to sign up.
Important:
1. There are no refunds or guarantees- I can't get my time back, so I do not offer refunds.  Development is risky and I have no idea what the market is going to do.  I take these risks on and anyone I work with must go in eyes wide open.
I'm not going to try and convince anyone to do a development.
My personal belief is, if you don't plan to develop multiple properties over your lifetime, I wouldn't suggest doing just 1.  You'll learn many lessons on your first project and you get better with experience.
2. NONE of my advice is legal or investing advice.  You are solely responsible for your investing decisions.  I will share what I've done and has worked- but it's up to you to decide what you will do (if anything).
3. We meet 1x week with the small group for 60 minutes.  I respect your time and it's best to get straight down to the task at hand so I can spend the maximum time on your question/problem.
4. If you have a question throughout the week, you can email my M-Thur and I'll reply within 24 hours (M-Thur).  These need to be short and concise emails.  Please don't email me on weekends.  I stopped coaching/consulting to have more time with my family.  I'm opening this up now to see how it goes with clear boundaries.
There are no long term agreements to work together.  It's month to month.  You can cancel anytime and I have the same right if I think it's best we part ways.
